Lesbian & LGBTQ+ Friendly REALTOR® in Victoria, BC
Affirming, experienced and in your corner, whether you're buying your first home, moving up, selling, or relocating your family to Victoria.
Finding the right REALTOR® isn’t only about credentials. It’s about feeling comfortable with the person guiding one of the biggest decisions of your life, and knowing you’ll never have to explain your family to them.
Brittani Todson is a lesbian REALTOR® with the Modern Real Estate Team at Royal LePage Coast Capital Realty in Victoria, BC, and a proud member of the queer community. She has lived in Victoria for 25 years and has called Esquimalt home for the last decade.
Before real estate, Brittani spent 15 years with Community Living Victoria and the BC Family Maintenance Agency, helping families through stressful, high-stakes moments. She brings that same steadiness to buying and selling: clear communication, careful organization and straightforward advice.
Whether you’re buying your first condo, upsizing for a growing family, selling a home you’ve loved, or moving to Victoria from another province or from the US, you’re welcome here exactly as you are.
How Brittani helps
- No over-explaining. Your relationship, your family and your identity are understood from the first conversation.
- Local knowledge that matters to LGBTQ+ clients. Neighbourhoods, schools, community spaces and the everyday feel of each area.
- A queer-affirming team around you. Introductions to home inspectors, a mortgage broker and a real estate lawyer from Brittani’s growing queer network.
- Support from near or far. Video consultations, virtual showings and electronic signing for clients moving from out of province or out of the country.
Every kind of move
Buying your first home
Brittani walks first-time buyers through pre-approval, first-time buyer incentives, strata documents and offer strategy, at a pace that makes sense for you.
Moving up, downsizing or selling
For established homeowners, Brittani pairs sharp pricing and the Modern Real Estate Team’s marketing with a calm, organized process, so you can plan your next chapter with confidence, whether that’s a family home in Saanich or a condo downtown.
Relocating to Victoria from the US
More families are coming to Victoria from the United States. Many are Canadian or dual citizens, and some already know the city from visits or family here. Often the move is about a child: a son, daughter or teen who is queer or trans, and parents who want them to grow up somewhere more progressive, with less bias and more room to simply be themselves. Brittani helps these families compare neighbourhoods and schools from a distance, tours homes by video, and makes sure the right professionals are on the team for the cross-border details.
Moving from elsewhere in Canada
Coming from Calgary, Toronto or a small town where you didn’t always feel seen? Brittani gives you an honest local’s view of Victoria’s neighbourhoods and community, and handles everything that needs a person on the ground.
Why Victoria
Victoria is a smaller city with a strong, visible queer community. Pride Week takes over the city every summer, the University of Victoria is home to the world’s largest transgender archives, and British Columbia’s Human Rights Code protects sexual orientation, gender identity and gender expression. Rather than one gay village, Victoria’s queer community lives throughout the region, in Fernwood, Cook Street Village, James Bay, downtown, Esquimalt and beyond.
How it works
- An online consultation. Tell Brittani what you’re looking for, who you’re moving with and what matters most.
- A plan built around you. Budget, timing and neighbourhoods, plus a roadmap for buying from a distance if you’re relocating.
- Your team. If you’d like, Brittani introduces you to queer and queer-affirming inspectors, a mortgage broker and a lawyer.
- Finding or selling the home. In-person or virtual showings, honest advice on every property, and strong negotiation.
- Closing and moving in. Brittani coordinates the details through completion day and stays a resource once you’ve settled in.

Frequently asked questions
I want to support queer businesses. Do you have a network I can use through the process?
Yes. Brittani is building a network of queer and queer-affirming professionals across Greater Victoria, including a home inspector, mortgage broker and real estate lawyer, along with other trades and services. She’ll introduce you to the people who fit your needs, and you’re always welcome to bring your own.
What is it like to be queer in Victoria compared to other Canadian cities?
Victoria is smaller and quieter than Vancouver, Toronto or Montreal, and it doesn’t have a single gay village like Davie Village or Church and Wellesley. Instead, the queer community is woven through the city’s neighbourhoods and shows up in everyday life: queer-owned businesses, drag nights, sports leagues and a Pride Week that fills the city each summer. Many people find it easier to feel at home here than in a big city, because you’ll see the same friendly faces at the coffee shop, on the trail and at the Pride parade. Brittani, a lesbian who has called Victoria home for 25 years, is happy to share her own experience.
What can I expect in the school system for my queer or trans child?
BC’s public school districts take part in SOGI 123, a set of resources that helps schools be inclusive of every sexual orientation and gender identity. In the Greater Victoria School District (SD61), a gender identity and expression policy has been in place since 2016, each school designates at least one SOGI lead or go-to educator, students have access to gender-neutral washrooms, and many schools have a GSA or Rainbow Club. Neighbouring districts, including Saanich (SD63) and Sooke (SD62), have their own policies. Brittani recommends visiting schools in the areas you’re considering and asking about their GSA, and she’ll help you shortlist neighbourhoods around the schools that feel right for your family.
We’re moving from the US. Can you help us buy before we arrive?
Yes. Brittani works with clients by video, sends virtual tours and walkthroughs, and arranges electronic signing wherever possible. Canadian citizens, including dual citizens, can buy in BC like any other Canadian. If anyone buying isn’t a Canadian citizen or permanent resident, federal and provincial rules for non-Canadian buyers may apply, so Brittani will flag it early and work alongside your lawyer and a cross-border tax advisor. Your lawyer will confirm exactly what applies to you.
Which neighbourhoods in Victoria are LGBTQ+ friendly?
Most of Greater Victoria is welcoming. Many queer residents are drawn to walkable, character-filled areas like Fernwood, Cook Street Village, James Bay, Vic West and Esquimalt, while families often look to Oak Bay, Saanich and the Westshore for space and schools. The right fit depends on how you live, and Brittani will give you an honest, lived-in view of each area.
What happens after the first consultation?
That’s up to you. The first online consultation is a chance to talk through your plans, ask questions and see if Brittani is the right fit. There’s no pressure to move forward until you’re ready.
